Price List Commentary

There were fourteen new line items introduced this month. Ever found yourself searching for a door mail slot line item to no avail? Well, your search is over thanks to the addition of (FNHDORMS Door mail slot – brass plated) & (FNHDORMSRS Door mail slot – detach & reset). The electric gate opener line items outlined below may have been inspired by the 2018 Malibu, CA fires – it is reasonable to assume that there was a sudden spike in demand for gate opener line items in the aftermath of the Woolsey fire.

One interesting pattern keeps emerging in that the Price Department keeps adding WTR demo line items that exclude bagging. Do keep an eye out for these new line items and make sure you are selecting for the line items that reconcile with the unique loss at hand. i.e., it is easy for novice users to select for a mix of bagging and non-bagging line items – this is not an optimal approach. Since these bagging line items include additional materials and labor for the bagging activity, it is nearly impossible to invoice accurately when the user starts mixing the two approaches within one scope. Thus, the best practice includes taking one of the following two approaches:

(a)  Strategy 1: Use line items that all individually incorporate bagging; don’t augment them with additional labor/bags – for example:

•  (WTRDRYN Tear out wet drywall)
•  (WTRINS Tear out and bag wet insulation)

(b)  Strategy 2: Use line items that explicitly exclude bagging and then augment those line items with a mix of the bag/labor hours as outlined below:

•  (WTRINSN Tear out wet insulation, no bagging)
•  (WTRDRYN Tear out wet drywall, no bagging)

Augmented by (as warranted):

•   (WTRLAB Water Extraction & Remediation Technician – per hour)
•   (WTRBAG Plastic bag – used for disposal of contaminated items)
•   (DMOBAG Plastic contractor debris bag)

Two Insights Sheets have been in development for a couple of years and we are holding off pushing them over the line as we are waiting for the pricing department to make some adjustments. The first Insight Sheet that we have had numerous requests for is muck-out in confined spaces; the second Insight Sheet includes how to invoice for Asbestos and Lead testing. We are excited to see some positive developments on both fronts. For one, we can remain confident that the pricing department will soon include a line item or two as it relates to muck-out/flood loss cleanup in confined spaces. On a separate but related note, we really appreciated the update to the language for (FEEASBTS+ Asbestos test fee – self-test (per sample)). In short, it is difficult for carriers and environmental contractors to reconcile the fees associated with lead/asbestos/mold testing (at least as it relates to CA). That is why we believe it was a sound decision to work this in, as it relates to: FEEASBTS+ (Modified Notes field of (+) definition to clarify factors such as expedited laboratory test fees may affect the component pricing of the test fee) & HMRASBTS (Modified Notes field of (+) definition to clarify factors, such as expedited laboratory test fees, may affect the component pricing of the test fee.) In Xactimate’s words: “Factors such as expedited laboratory test fees (i.e. requiring faster than normal laboratory turnaround time) etc. may affect the price of the asbestos test fee. Use FEE ASBT or FEE ASBTS if needed, but not both.”

In summary analysis, it is wickedly complicated for the Pricing Department to set forth a broadly accurate pricing model for environmental testing, especially when rush lab results are worked into the mix. Thus, it is prudent to include the aforementioned qualifiers such that the contractor and carrier have some wiggle room to observe regional and project-specific realities.
